Most councils as part of a development application will require a dilapidation report to be carried out on neighbouring structures. The report helps protect the position of both parties by providing an independent record of the property's condition before works commence — clarifying whether any reported damage was pre-existing or may have occurred during the course of the works.

How can I book a property inspection?
Bookings can be made via our website using the instant quote form, by SMS to 0417 998 905, or by calling our friendly team on (02) 7229 1137. We're available Monday to Saturday.
Can you do inspections on the weekend?
Our inspectors and admin team are available on Saturdays, subject to availability. Please note that Saturday appointments may incur a different fee. Please contact our team to confirm availability and pricing. On Sundays, our office is closed, but we will happily get back to you first thing Monday morning.
Do I need to be present for the inspection?
Your presence is welcome but not essential. Our inspector will need access to the property which can be arranged via the Real Estate Agent or Vendor. We handle all coordination on your behalf.
How long does the inspection take?
We allow approximately 1 hour for the inspection and up to another hour for reporting and documentation. Some inspections take less or more time depending on accessibility and the number of defects found.
When will I receive the report?
The report is available within 24 hours of inspection and often sooner. Reports are delivered digitally in PDF format via email.
Is iSPECT insured?
